FULL REMODELING & CUSTOM DESIGN
Home Gym Design in South Florida
Built to be trained in.
What a home gym with LIVARK involves
LIVARK designs and builds home gyms across Miami-Dade, Broward and Palm Beach: the floor, mirrors, lighting, airflow and power, planned around your equipment before anything is delivered. It can be a spare room, a garage or a new space. It starts with a 30-minute call about how you train.
What’s included in a LIVARK home gym
Layout and equipment planning
The room laid out around each machine, rack and bench, with clearance to use them.
Rubber and impact flooring
Flooring thick enough for the weights you use and the floor underneath.
Mirrors and lighting
Wall mirrors and even, bright lighting without glare.
Ventilation and cooling
Air conditioning and airflow for a room that gets hot and humid during a workout.
Sound control
Flooring, placement and wall details that keep noise and vibration down.
Storage
Racks and cabinets for weights, bands and accessories.
Where to put a home gym: spare room, garage or conversion
The right room depends on the ceiling height, the floor underneath, cooling and noise.
A spare room. Already cooled and finished, and usually the simplest option. Check the ceiling height if you plan to press overhead or jump.
A garage. Plenty of space and a concrete floor, but in South Florida it’s hot and humid without air conditioning. Using it as a gym while it stays a garage is simpler than converting it into living space.
Converting a garage. Turning a garage into living space needs a permit, and zoning, parking rules and HOAs can limit it. In a FEMA flood zone, space below the required flood elevation can generally only be used for parking, storage or access, and many garage floors sit lower than the house.
We help you weigh the options for your house before anything is built.
Flooring, ventilation and humidity in a South Florida home gym
A workout adds heat and moisture to a room, and in South Florida the air is already humid.
Flooring. Rubber absorbs impact and resists moisture. About 3/4 inch or more is the usual recommendation where heavy weights get dropped. Thinner mats work for lighter weights and machines.
Cooling. Air conditioning sized for the room keeps it comfortable and pulls moisture out of the air, and a ceiling fan helps move it.
Mold. Keeping indoor humidity below 60% helps prevent mold, especially in a room that stays closed between workouts.
Sound and vibration: gyms on upper floors and shared walls
Dropped weights and running machines send noise and vibration through floors and walls, so a gym above or beside other rooms needs a plan.
Flooring. Thick rubber, with a lifting platform where heavy weights come down, spreads the impact before it reaches the structure.
Placement. Heavy equipment sits best on the ground floor where possible, and away from bedrooms.
Walls and doors. Insulation in the walls and a solid-core door help keep the noise in the room.
Tell us how you train, and we plan the room around it.
What drives the cost of a home gym build-out
The price of a home gym build-out is the room work. The equipment is separate.
Flooring. Rubber thickness, platforms and the area covered.
Power and cooling. New circuits for treadmills and machines, and air conditioning for the room.
Mirrors and lighting. Full walls of mirror, and lighting planned around them.
Conversion work. Turning a garage or another room into a gym can add permits, insulation, drywall and finishes.
Before any work starts, you get a written scope and a price.
How a home gym project runs, step by step
Four steps, with the same team from the first call to the final walkthrough.
1. Planning
We walk through the space with you, measure, and talk through how you train, your equipment and your budget.
2. Design
We lay out the room around the equipment and plan the flooring, mirrors, lighting, power and cooling. You approve the design and the written price.
3. Permitting
If the work needs a permit, such as new circuits, air conditioning or a conversion, the plans go to your building department. Our team helps you with the paperwork.
4. Build
Flooring, mirrors, lighting and systems go in, with inspections where required, and a walkthrough with you before the equipment arrives.
COMMON QUESTIONS
Home gym questions
What is the best flooring for a home gym?
Rubber. About 3/4 inch or thicker where heavy weights get dropped, and thinner for lighter weights and machines.
Can I turn my garage into a home gym?
Yes. Using it as a gym while it stays a garage is the simpler route. Converting it into living space needs a permit, and it can be limited by zoning, parking rules, HOAs and flood rules.
How do I keep a home gym from getting humid?
Air conditioning sized for the room, good airflow, and keeping indoor humidity below 60% all help prevent mold.
How do you handle budget and change orders?
You get a detailed scope and price before we start. Any change is priced and approved in writing before the work happens, so the number you agreed to is the number you pay.
Are you licensed and insured?
Yes. LIVARK is a Florida Certified General Contractor, license CGC1538621, and is insured. You can verify the license at MyFloridaLicense.com. We’re also a member of the National Kitchen & Bath Association (NKBA).
